“The façade’s classic architectural symmetry commands attention from the village street”
This meticulously restored 18th-century home sits on Brook Street, an old lane in the historic village of Eastry, Kent, branching off the intersection of the village and St Mary's Church. Elevated above the street, the house presents a handsome Georgian exterior with a beautiful, wrap-around landscaped garden. Inside, the home has been thoroughly renovated and the rooms sensitively updated with a refined colour palette and a prevailing air of sophistication.
Setting the Scene
The wider Eastry area dates to Roman times, while in the 7th century, it served as the capital of an administrative province in the Kingdom of Kent and the site of an Anglo-Saxon royal palace. Brook Street itself is closely tied to the Boteler family: local antiquary William Boteler lived here and helped write Kent’s early history. Set within the scenic Kentish countryside, the village is surrounded by rolling farmland, ancient orchards, and walking routes.
The Grand Tour
At the top of a short flight of stairs, the house is a fine example of Georgian symmetry with lime repointing and honey-toned brickwork façade. A private driveway leads towards the house, with space for up to three cars, and is bookended by a garage.
The front door opens to reveal an elegant hallway with its original staircase and hardwood floorboards underfoot, matched to the originals on the floor above. High ceilings reflect the home’s original fabric, while 'All White' by Farrow & Ball washes the surfaces throughout this floor.
On either side of the hallway sit two formal reception rooms, one currently serving as a dining room, and the other a sitting room. Both rooms are mirror-matched, brightened by large, conservation double-glazed sash windows, and feature elegant brick fireplaces; in the living room, the fireplace encases a working log-burner.
A period-style kitchen sits at the rear and opens to a terraced garden, lending the space a wonderful connection with the outdoors. Deep green cabinets are beautifully complemented by hardwood countertops and brass fixtures, while appliances are seamlessly integrated. Tall storage cupboards are tucked into the fireplace alcoves. The room benefits from a south-facing position, allowing day-long natural light to pour through a pair of French doors. From here, an original timber staircase descends to a large cellar.
There are three double bedrooms arranged on the first floor; light filters through large sash windows overlooking the picturesque village lane and the garden, while bespoke, hand-painted tulip wood wardrobes by Herringbone House stretch to the ceiling. In most rooms, the walls and woodwork are decorated in Farrow and Ball's 'Skimming Stone', while the rear bedroom is finished in Little Greene's 'Invisible Green'.
A bathroom opens from the landing, featuring a clawfoot roll-top bath, grey-toned patterned tiles, and Farrow and Ball's 'Manor House Gray'. A sash window frames tranquil views of the surrounding greenery.
The Great Outdoors
French doors open from the kitchen to the back garden, which is tiered and bound by low brick walls and mature hedgerows that run the length of the lawn. A line of laurel bushes forms a verdant boundary wall at the front of the house, while a paved patio and a leaf-draped pergola at the rear make a charming spot for shaded outdoor dining in the warmer months.

Eastry is a picturesque Kent village, a few miles south of the medieval Cinque Port town of Sandwich. At the centre sits The Five Bells, a traditional 18th-century pub, and the Grade I-listed village church. The surrounding rolling countryside features excellent walking routes through Eastry's landscapes and along the historic Saxon Shore Way.
Golfers are ideally positioned near world-class greens, including the renowned Royal St George’s Golf Club in Sandwich, while sports enthusiasts can take advantage of the dedicated cycling and outdoor trails at Betteshanger Country Park.
